How is sealer applied?

Answer- Hand application is used around loading docks, garages, walls, doors, sidewalks, Belgium block borders, pavers, and grass lines, to assure no overspraying will occur. Spray is used for the remainder of the surface with a spray gun and a six head air assisted spray bar to assure even coverage throughout the surface of the lot.

How long after we accept your bid, before you come out to do the job?

Answer- Approximately 7 to 10 days after acceptance of bid. A little longer during peak season.

What areas do you serve?

Toronto,Mississauga,Oakville,Brampton,Vaughan,Maple,Thornhill,Markham,New Market,Richmond Hill and all surounding areas.

Why should I seal my parking lot?

Answer- Along with improved appearance, it is much more cost effective to maintain the parking lot by making necessary small repairs and applying sealer every two to three years, than to repair or resurface a parking lot which has been left to deteriorate over time.

Besides parking lot sealing, what other services do you provide?

Answer- We provide line striping, curb painting, handicap spots, traffic symbols, and we install traffic signs and bollards, bumper stops and speed bumps.

What time of the year should I seal my parking lot?

Answer- Sealing season runs from late April to October, when the ambient air temperature ranges from 50º F. and higher.

When should I seal my brand new blacktop lot?

Answer- Allow the lot to harden for six months before sealing it.

How often should I seal my lot?

Answer- Every two to three years for preventive maintenance.

How long does it take for the freshly sealed lot to dry?

Answer- Allow at least 24 to 36 hours for the surface to dry. But we have additives that could speed up the drying proses by 50 to 70% There is an extra charge for that. If you cant shut down your parking lot for more than 1/2 a day then we highly recommend this type of service. The sealer can dry in 6 to 8 Hours.

Will the freshly sealed lot be blocked off to traffic and for how long?

Answer- Yes, for 24 to 36 hours with caution tape and pileons.

When can I allow traffic on the freshly sealed parking lot?

Answer- Foot traffic: approximately 6 to 8 hours after sealer is applied (under ideal weather conditions). Vehicle traffic: from 18 to 36 hours after sealer is applied. For commercial and industrial jobs, need more time so as to accommodate heavily traveled areas of parking lots, and also due to fresh line striping for parking lots.

Will the lot be slippery after being sealed?

Answer- No. We add dry silica sand to our mix design to give your parking lot a non-slip anti-skid finish.

The sealing job is complete, but mother nature blew leaves and twigs all over the freshly sealed surface. What shall we do?

Answer- Do nothing. Wait until the surface dries; The leaves and twigs will break off leaving no marks.

Shortly after the parking lot's been sealed, it starts raining; How will this affect the surface?

Answer- According to the weather forecast for that day, it will be a judgment call whether we do any sealing that day. For example, if thunderstorms are forecasted for late afternoon or evening that day, the sealing can be done early in the morning, as it will have ample time to set up before it starts raining, with no affect on your freshly sealed lot.

How will traffic affect the freshly sealed parking lot?

Answer- Not to worry. During the dog days of summer, especially on hot and humid days where the parking lot is exposed to direct sunlight, should tire marks appear they will blend in within a week to 10 days. This is a sign of a good mix design. We use additives to counter this problem.

Should the property owner be present on the schedule day of the estimate quote?

Answer- No, Just call our office to request an estimate, and the voicemail picks up your call, just be sure to leave the property address (with the closest major intersection). You can leave all information on our voicemail or email us at asphaltcare@yahoo.ca  and within 3 to 5 days, one of our estimators will visit the property, and leave the proposal sheet with the estimated price, along with brochures on the materials we use.

Should the property owner be present on the scheduled day of service?

Answer- No, just be sure the lot is clear of all vehicles and equipment. Be sure to take into account the dumpster schedule, store deliveries, employee and customer parking. The lot cannot be disturbed for at least 12 to 36 hours, however, the project can be divided into allotted sections and time frames, in order to accommodate business traffic. For example, half the lot can be sealed while the other half is open for business, and vice versa.

What products do you use?

Answer- All the products we use are federally approved: Crafco-Super Flex Road Saver 532 Crack/Joint Hot Tar Sealer. Cold rubberized crack sealer used for cluster cracks. Tarconite Sealer with F.S.A. (Fast Sealing Additive) and sand. Oil-Spot Primer (OSP) to degrease any oil spots. Hot asphalt patch (I.D. 2 top coat).

How are the sealer and additives mixed and by whom?

Answer- We have a standard mix design. The additives (F.S.A. and sand), along with the sealer (Tarconite), are continuously mixed with a full sweep hydraulic agitation system during the entire sealing application to keep the F.S.A. and sand in suspension to assure a smooth and even, protective jet black coating.

Can the repairs withstand snowplows?

Answer- Yes, the repairs blend in evenly and smoothly with the rest of the parking lot surface.

Is your company insured?

What about the asphalt sealers in the store? First of all, your asphalt driveway is made out of oils. Stores sell only water base asphalt sealers and acrylic asphalt sealers. The water base asphalt sealers is more like a paint. It also causes a chemical reaction in the asphalt which starts to breakdown the asphalt main ingredient (asphalt cement) that holds your asphalt together. Acrylic asphalt sealer does not penetrate in the asphalt. It just sits on top of the driveway, not allowing the asphalt to breath. Also when the sealer starts to dry over the summer, it peels and flakes which tracks into the house.

 Should I be aware of those door to door driveway sealing guys? I would first ask for what type of sealer they are using. Also make sure they have an address along with there business card. What Guarantee will they give you. Most important, you know the old saying, you get what you pay for. So be aware of cheap prices.

Why? Chances are the Asphalt sealer has been diluted with cut back products, such as Gasoline, Diesel and other nasty products which makes the sealer slippery and tacky which will track into your house and cause a disaster. Also it eats away at your asphalt which in turn you will start to see premature cracks, and pitted surfaces. Also cheap sealers

Answer- With spray sealing, we can adjust the sealer additives according to the needs of the surface to be sealed, depending on whether the driveway is exposed to full sunlight or in the shade, on a steep hill, etc.

Answer- No. Prior to sealing, we will address the major cracks and holes. If the driveway has major cracks and holes, it will not have a sheet-of-glass look to it when finished. But it will be sealed. We are sealing your driveway, not resurfacing it. Resurfacing a driveway could cost considerably higher than our price for sealing.

What is a catch basin ?  Catch basins allow surface water to drain from roads and private property. The water that falls into the catch basin flows into the storm sewer: an underground collection system for storm water and melted snow and ice.

 

How do I remove oil stains on my driveway? Removing oil stains of a driveway is not easy and it takes experience. There are many ways of treating and removing oil stains. Depending on how long the oil stain has sat on your driveway, or if its a fresh stain. Unfortunately you cant remove it yourself with does over the counter products. They help a little but not allot. If you seal your driveway after you used the store products, the oil stain will just bleed right through. On the other hand, in order to do the job right, it requires years of experience on using a blow torch and using certain chemicals. So if you want the job done right, call us.
